The recovery and renovation plan is certainly of a high architectural and building level, with a substantial expansion (about 10% of the total area of the villa) entirely designed to enrich the ground floor.

The redevelopment and redesign of both the internal and external spaces is based on compositional choices and layouts according to criteria for selecting and enhancing the place and the architecture. The architectural system is built on the geometries given by the encounter between the pre-existing fabric and the new traces that give back an architecture of contemporary impact capable of keeping intact the history and the original characteristics of the space. The choice of an organic architecture, of the relationship between man and his space and the space itself and nature, has guided all the design choices.

The right brightness in the different parts of the house is achieved through large windows, able to erase the boundaries between exterior and interior and making the nature the main decorative element.

On this principle of relationship with the intense nature the material and chromatic choices are also set. The finishing and furnishing colours will move within neutral and natural colour ranges, cream nuances, grey mud, and dove-grey form the background of essential furnishings in lines and materials. The materiality of all the components chosen will be highlighted for the naturalness of the material itself: glass, steel, stone and wood.

The stone used for the cladding is chosen according to the local tradition, Lombard and Bresciano in particular, for quality and colour, proposing warm and light shades of grey.
Also the external paving of the portico, of the terraces and of the alleys are provided in slabs of the same stone.

Wood, a rural reminiscence that characterizes local building, is taken up in a modern and innovative way in the project. The interior flooring will be made of wood planks with large dimensions and treated with natural oils or in any case with water-based satin varnishes.


The ground floor, enlarged in the most southern part, renounces the halls and decommitments to fully exploit all the square footage. The kitchen, dining room and living room are thus enlarged and compacted to create more functional and enjoyable environments.

The living area, in particular, is designed to allow natural lighting until late in the evening, thanks to the large south-facing window, expertly oriented almost imperceptibly towards the west.

The large porch is further enlarged and embellished, further reducing the distance from the pool, as if to create a single line of wellbeing and enjoyment of the exterior, which seems integrated with the interior thanks to the large sliding windows at full height.

The external junction between the internal spaces and the garage, which incorporates the original utility room to obtain inside a functional cellar and laundry area, is now redesigned for the creation of a precious winter garden and for an improved functionality access to spaces, internal and external.

On the first floor, the reallocation of the spaces allows a greater usability of the sleeping area, also thanks to the construction of two further terraces in the northernmost part, thus ensuring exclusive access to outdoor appliances to all bedrooms.

In particular, thanks to the desire to give up a bedroom, the master one is redesigned to become a generous suite – with exclusive bathroom – enriched by direct access to a jacuzzi area. The latter is created by rethinking the corner niche of the terrace, setting it inside two windows with a direct view of the panorama and creating a double access reserved only for the suite.

The large terrace is, in this way, remodeled creating two distinct environments, with the east area of ​​total relevance of the suite, while the south is expanded with a berceau and enriched by the presence of a dedicated terrace pool, to enjoy unique moments of outdoor relaxation.

The Area

In the first hinterland of the south-western shore of Lake Garda, Soiano is at short distance from Moniga del Garda and its coasts.

In a few minutes you can easily reach lively and picturesque villages of great tourist and historical interest such as Desenzeno (15 min), the charming Sirmione (20 min) with its Scaligero Castle and the famous caves of Catullo, Gardone Riviera (20 min), where it is possible to admire the Vittoriale degli Italiani, with a brief stop in Salò (15 min).

Moreover, the proximity to one of the main motorway arteries, allows rapid travel in the direction of main points of interest of the industrious Italian north-east: from the intriguing Venice (1h 45 m) to the glamorous Milan (1h 30 min), passing through the romantic Verona (40 min), Mantova (1 h) and the “Lioness of Italy” Brescia(30 min).

For winter activities lovers, we are at the gates of Trentino with its mountains and ski resorts (Andalo, Madonna di Campiglio).
